On Yin opened its doors on Boundary Street in Kowloon City after several years of quiet planning by a small group of people who had each, in their own family, faced the same question: where can an older parent or relative live well, without being placed in a purely medical setting, and without feeling set apart from ordinary life?
The answer they arrived at was not a grand facility or a managed programme. It was something closer to a large, well-run household — one where meals are cooked from seasonal ingredients, where the garden is tended and accessible, and where staff are chosen as much for their disposition as for their experience.
The name On Yin reflects that intention. In Cantonese, the characters carry a sense of settled ease and gentle flourishing — qualities that the founders felt were worth building a place around.
Our Mission
To provide a living environment in Hong Kong where seniors feel comfortable, known, and at home — not managed or processed. On Yin exists for those who are largely independent and simply want a reliable household around them: good food, a pleasant outdoor space, and considerate people nearby.
We believe that later life does not call for rigid timetables or clinical surroundings. It calls for good light in the morning, a seat at a table where conversation flows, and the small dignities of a well-kept room.

The People Behind On Yin
Our core team brings together backgrounds in hospitality, social care, and household management. What they share is an ease with older adults and a preference for getting the small things right.
Mui Wai-Ling
Residence Director
Wai-Ling has spent eighteen years working in senior hospitality across Hong Kong and Macau. She oversees the daily rhythm of On Yin and is the first person families meet when they come to visit.
Chan Ka-Fai
Head of Dining
Ka-Fai trained in Cantonese home cooking and spent years running the kitchen of a family-style restaurant in Sham Shui Po. He leads menus at On Yin with the same care and seasonal awareness he brought to that work.
Lam Yuk-Kwan
Household & Wellbeing Coordinator
Yuk-Kwan coordinates housekeeping, garden access, and resident support. She has a particular gift for noticing what a resident might need before they think to ask, and for making newcomers feel settled from the first week.

On Yin maintains clear internal standards across every area of residence life. These are not certificates on a wall — they are working practices, reviewed regularly by our team.
Resident Feedback Process
We speak with each resident individually every month — not through a survey form, but in conversation. Staff listen and act on what they hear. Families are also welcomed into these discussions.
Food Safety & Kitchen Hygiene
Our kitchen operates under Hong Kong Food and Environmental Hygiene Department guidelines. Ingredient sourcing, storage temperatures, and preparation practices are checked routinely by senior kitchen staff.
Housekeeping Standards
Each room receives daily attention. Linen is laundered on a fixed schedule, common areas are cleaned to a written standard, and any maintenance concern raised by a resident is addressed within two working days.
Privacy & Personal Data
Personal information collected at On Yin is held strictly in accordance with Hong Kong's Personal Data (Privacy) Ordinance. Resident records are accessible only to staff with a direct care responsibility.
Fire Safety & Building Compliance
On Yin complies with all Hong Kong Fire Services Department requirements. Fire exits are clearly marked, equipment is maintained, and all staff complete fire safety familiarisation when they join.
Staff Selection & Onboarding
Every member of staff passes a thorough background review before joining. Onboarding includes both practical training and time spent alongside experienced colleagues to understand how we approach resident relationships.
Senior Living in Kowloon City — What On Yin Stands For
Finding a suitable living arrangement for an older family member in Hong Kong takes time and thought. The city offers a range of options, from large care facilities to small boarding arrangements, but the middle ground — a community that feels domestic rather than institutional — has historically been harder to find. On Yin was established to occupy that space.
Located on Boundary Street in Kowloon City, On Yin draws residents from across Kowloon, the New Territories, and Hong Kong Island. Many come on the recommendation of families who have lived here, or after a personal visit arranged through a single phone call to our office. We do not operate waiting lists in the conventional sense; instead, we have a conversation with each prospective resident and their family to understand what they are looking for and whether On Yin is the right fit.
Our three service arrangements — Shared Dining, Garden Mornings, and Full Comfort Residence — are designed so that residents can participate in as much or as little of the community as they wish. Some residents eat together every day and spend their mornings in the garden; others prefer the calm of their own room and join the group only for afternoon tea. Both approaches are equally welcome.
What distinguishes On Yin from many alternatives is not a particular programme or technology, but an approach to staffing and daily life. We employ people who are suited by temperament to working alongside older adults — people who are patient, attentive, and at ease in a domestic environment. This quality, more than any certificate, shapes what living at On Yin actually feels like.
